1st. House (170 m² )
This was an old forge and dates back to late 19th century.

2 bedrooms (10 m² and 12 m² ) have west facing windows and 2 bedrooms (11 m² and 21 m²) are east facing and overlook the garden. All have fitted wardrobes.
The shower room (12 m²) with shower cabinet, double hand basins, WC, cupboards, beams, wood panelling and window overlooking the garden, offers good space.

2nd. House / Guest House Accommodation (232 m²).
This was completely rebuilt in 2002.
The street entrance opens into a huge reception lounge (50 m²). This features a Franco-Belge wood burning stove which adds a homely feel and rustic charm.
The dining room (21 m²) runs parallel to the left of this area. It features exposed stone walls and borrows light from a window in the partition wall. There is a connecting door from the main house into the dining room. This whole area is beautifully light with a wall of windows and french doors onto the terrace and garden. To the right of the lounge area, a corridor leads to 2 bedrooms - 1 with west facing windows (22 m²) and the other (24 m²) with french windows opens onto the terrace. Both have en-suite shower rooms, fitted with shower cubicle, WC, wash basin, tiled and with extractor fans.

The first floor is reached by a wooden staircase from the lounge and leads to the mezzanine (35 m²), with beautiful wood floor, which serves as a sitting area.
There are 3 bedrooms here all overlooking the garden. 1 of these consists of 2 adjoining rooms (30 m² total) - serving as a family suite. This could become a bedroom with en-suite dressing room, lounge or office.
The other bedrooms are 22 m² and 26 m² . All the bedrooms have en-suite shower rooms. A door at the end of the mezzanine leads to a space under the eaves which houses the 5 water heaters for the 5 bedrooms.

The garden (1664 m² ) is private, laid to lawn and with walnut, lime, chestnut trees and various shrubs.
The terrace is 80 m², tiled and sheltered by the L-shape construction of the house.
There is a pool (10m X 5m ), 2 wells and a car port (30 m² ).

The main house has gas central heating, which also heats the water and supplies the cooker.
The second house has electric heating (Daikin inverter heating/air conditioning system), installed in 2005, for the communal area and radiators in the rooms, plus a Franco-Belge 14W woodburner.
The hot water is by electric immersion heaters - a separate 150 litre tank for each bedroom.
The windows are double glazed PVC, except for the downstairs windows to the garden which are wood. The roof is well insulated and the walls are stone.
The property is connected to mains drainage. ADSL (high speed internet) is available. Both tiled roofs have been been redone in 2006.

There is a leisure lake, shops, weekly market, school, doctors, restaurants, bars etc. in the village. The nearest town with all amenities and supermarkets is 12km. It is 38 km to Agen (high speed trains), 42 km to Auch, 50 mins. to Toulouse airport (British Airways, EasyJet, Air France etc.), 1 ½ hours to Spain, 2 hours to the Atlantic coast and the Mediterranean.
